Default Anyone familair with House Additions?

I might be looking to add on a garage to my house. Ive messaged a few people I know, and googled some info. But havent called anyone to do an estimate yet.

Was curious if anyone here had some experiance with it. Whether you do it profesionally or have simply done it to your house.

I would be looking to add on a garage, not 100% sure on size, but lets say 12Wx14Dx12T (just guessing, I want space to park a car and open all doors and be abe to walk around it easily)

I would need to do concrete as well, as it would be on a space that is currently grass. No need to be heated unless its only a slight upcharge.


Just curious if this is like a $5k Job, $10k job or closer to like $25k when all said and done.

If you're planning on doing it right now, it's going to be much more spendy. Lumber is ridiculously high, more than doubled. I've heard that it may get back to normal this winter though. But as of now I'd say with material/labor you're definitely over 10k at least..after that, it depends on what kind of siding/shingles/doors etc. All of that will add up fast. I've done construction my whole life but was never did estimates or billing so take that for what it's worth

Thats cool, and wouldnt be doing it soon, just want an idea. Plan would be if I dont sell the house, to either do a garage addition or a bathroom remodel in the next 12-24 months.

You need to think bigger. Even a Prius is 15ft long. Really, I would not go smaller than 24x14 if you have a car and 28x16 if you have a full size truck.

I think you're on the low side but it really depends on where you are. Lumber is stupid expensive right now.

If I had to guess, a 28x16 would probably be $40k around here right now.

Also, check with your homeowner's insurance, attached garages usually add more than detached.

Yeah lumber is crazy but I am thinking even higher then 10K 4-5 years ago I tore down my old garage and built a 1 1/2 car and that was 8-10K then. I am thinking 13-15K.

If you are not in a hurry wait until the pandamic is over and lumber and concerte prices come down.

You could also go cheaper and do a detached metal garage. Garage and concrete for 10-15k.

Do the bathroom remodel. It is worth more when you sell the house and you get use of it in the meantime

I figure in the $20-$30K ball park. All comes down to location and what types of doors, siding, roofing, etc. A 12x14 is not nearly large enough. Bathroom remodel would be cheaper but for resale I’d rather have a garage.

If you're doing the work yourself I'd say $20-25k if you hire a contractor double that. Could vary depending on where you live.

Oh and FYI there is a lumber shortage right now so I'd wait on the garage

I'm doing my guest bathroom next year and I've been pricing it out. New vanity, mirror, light fixture, new tub, tile for the floor and tub. Repaint, some minor drywall repair. It's going to cost me about $4-5k to do it myself.

I will chime in on a couple things:

Lumber is crazy expensive

Im not her to spend your money, but it seams a guy never has enough room for storage. If increasing the size docent hurt your wallet, I would do it.

You talked of heating the garage (not sure on your location). Pipe it for floor heat and hook up/terminate when you can afford. Not a bad investment.

Take it in steps as you can afford. Prep the site and pour the slab--honestly you can probably Youtube how to put up vinyl siding and roof the place. Even pulling wire (not terminating) is easy and save you some $$$$.

$60 bucks a square foot. Lumber is pricey these days.

I've done two (mostly) myself in my home and ended up in that range. Full gut down to the studs. New everything... new pre-hung doors, fully rewired, added exhaust fans and overhead lighting, new insulation, etc. Even replaced the window in one of them since it didn't stay up.

As far as the garage, I think you're probably looking at $15k - $20k for the materials and dumpster, just as a rough guess. Double it if you have contractors do all of the work. Wait until lumber goes down in price. I wouldn't bother heating it, but it's not my crib.

Our 3 season porch and deck was $24K and that was about 12 years ago.

I would advise on waiting to build anything for 6 months and you need to build bigger as you are forgetting about the 3-4 wide pile of crap all around the edge that your significant other throws in the garage.

Must be some porch. Built a covered wrap around deck 100x12.5 for around $8000 last last year.

I’ve done a few bathroom remodels, one just last winter and it ran right around $4000 for everything without going cheap on everything. Doing another in a month or so and going to be a little less.

Have you looked into a steel building?

Might be simpler and quicker.

I don't know the price comparison to wood construction, but I read somewhere that the price of lumber is kind of expensive right now.
