My point is not everybody does an open house, only time people do an open house is if the house isn't selling.

Not true. In my area, a house would list on Thursday. An open house will be available on Sunday. 20+ offers will flow in before Tuesday.

Then guess it depends on area because we looked at 20+ houses the 2 separate times we were looking and none ever went to a open house. We had 10 offers in the first 12 hours of listing our house so we never had to use an open house either.

An open house is just that. The listing agent (seller's agent) markets the property and says at X date and time we are having an open house. People can come by whenever they want (during the specified time frame obviously) and view the home. Most seller's agents do this to try and drum up new business (hence why you sign in and give contact info for them to follow up with you on) and maybe even double end the transaction (keep the full 6% versus splitting it with the buyers agent). A showing is setup between the seller's agent and the buyers agent. It's a specified time that the buyers agent sets up for their client (the buyer) to view the house. |

Wow after reading 10 pages of this thread it appears that a good percentage of the posters on here don't believe in accountability at all!!!! Everything we do in this world has a consequence. It doesn't matter if you harmlessly toss your filling burrito out the window of your car, if you hit an angry biker and make him spill his hog he will probably punt your dog into the river. I'm tired of people being cavalier idiots and then not wanting to own up when punishment comes. Stop blaming others for your idiot actions.

Your agent should have been very concerned that there was no signed agreement 48 hours after a verbal agreement. This does change if the weekend is involved, but with docusign there's really not much of an excuse for that. I would say be careful of striking the seller's agent off your list. The seller's agent has literally no control if there is no signed agreement and the seller want's to accept a higher offer. The seller's agent has one job, get the highest price with true qualified buyers that will close for their client's property. The seller's agent could have told the seller that you were a better more qualified buyer, but at the end of the day if the seller wants to go a different direction they have to do what their client wants. |

I would add that people should never do an open house. An open house is not done just because a house isn't selling. There's normally other reasons why the house is selling that an open house will not fix (i.e. too high price, needs too much rehab). An open house is primarily a tool for an agent to drum up new business. Imagine it. You have people coming to a house that you are selling and signing in, giving you their contact information and simply by being at an open house without an agent (who would've setup a showing) you now have a hot lead on someone whose actively looking to purchase a house. Now don't get me wrong, people go to open houses with no intention of buying (nosy neighbors) but you still have a great list of new contacts you can follow up with to try and get more clients. |
