Depends on the house location and much you want to put down.
California? It won't make much of a dent.
Texas? It'll help out a decent amount.
Regardless, congratulations on the hit! If you plan to sell, now's the time. Be the first to list and set the price instead of waiting for someone else to do it, early listings (and sales) always get the premium.
