Because the buyer who is after the 10 is a completely different profile than the buyer of a 9. Assuming these are real sales, always something you have to at least consider in an unregulated market, these are either people who have outrageous amounts of money and are after the best of the best for whatever reason or they are being acquired by funds to hold or sell of as fractionals. 9s don’t attract those buyers.

To expect 9s to move in proportion to these 10 sales is a stretch. 9s at 50k-60k plus is already huge. Not impossible but I’d be surprised to see them go 6 figures. Full disclosure, I have a centered, high end 9.
